Age Restriction

Orange Acres is a 55+ Age Restricted Community. The primary resident of a home must be 55; no one under the age of 45 may live in the home.


Everyone that will be residing in Orange Acres for more than 30 days (homeowner, friends, renters, live-in health care workers, family members, etc.) must first apply with the office and be approved! The application process includes age verification, credit check, rental history, public records, criminal background check, and calling personal references. Since we are a 55+ Age Restricted Community, a photo ID showing birth date is required as proof of age.  Application fee is $30 per applicant ($60 per couple). International applicants - application fee is $75 per applicant. This is non-refundable and must be submitted with the application and photo ID.

As Is

Pre-Owned Homes are usually sold “As Is” except that on the day of closing, the stove, fridge, heat, A/C, water heater, dishwasher, and smoke detectors must work.


All Pre-Owned homes that are sold through Orange Acres Sales go through a termite, hurricane anchor, and home inspection. These inspections give prospective buyers a tool to help them have a better understanding of the pre-owned home they are buying.

If anything comes up in any of the inspections the seller is not required to repair it. The seller will usually (not always) pay for any termite treatment or tie down repairs needed. If the seller chooses not to make any needed repairs Orange Acres Sales discloses any repairs that we are aware of. Many times, those repairs can be negotiated off the selling price.


New vs. Pre-Owned Homes

One of the unique differences of living in a land lease Manufactured Home Community is the affordability it offers to live in a Sarasota Retirement Community. The first part of that affordability is leasing a lot in a community like Orange Acres which allows you the flexibility of not having to maintain a residential home or condo.  It also gives people great options of amenities to use such as a pool or Community Centre.


Another key affordability aspect of purchasing in a Manufactured Home Community is the various price points a community like Orange Acres has to offer in both New or Pre-Owned Homes for sale.


All prospective buyers must first be age qualified and fill out the application. Homes listed with Orange Acres Sales require a $200 check as earnest money with a signed purchase offer to be presented to the seller.



Orange Acres is a no dog community. You may have an indoor cat.

Typical Closing Costs for a Manufactured Home

  • Sales tax on the price of the home – figured at 7% on the first $5,000 and 6% on any remaining amount over $5,000
  • Title transfer fee - $78.25 per title (doublewide homes have two titles)
  • Decal fee – approximately $50 per decal (doublewide homes have two decals)
  • Home inspection fee (pre-owned) - $220
  • Processing fee - $100
  • Lien fee (if being financed) - $2 per title
  • Mailbox fee (one time – nonrefundable) - $25
